Maybe the
situation was laughable! Claiming
I could be a property investor with the huge loans
and heavy credit cards I
was
struggling
to
pay;
I was squatting rent-free in my little brother's flat, and my
credit rating was so poor that I couldn't even open a current
account!
I
was on a downer and it would have been easier to give
up the idea altogether.
How
Did I Turn It All Around?
The Million Dollar Question!
I
did everything I could to make sure the odds stacked up in my
favour. I took seminars, I grilled all of the experts out there,
I studied
everything there was to
read.
I infiltrated
every
major
organisation
out there.
I
borrowed stuff from other property investors. Where their techniques
had failed, I was able to put them to greater
use
because of the
broad scope of my learning. Where they were successful, I
either adopted their strategies or sometimes just stole them
outright! Most importantly,
I kept trying different things. I made mistakes, and
refined my strategies. I kept studying and found that the most
innocuous
techniques
for other investors would be like gold dust when applied
to the power already at my disposal.
The
result: I am now sourcing
amazing deals - all at least 20% Below Market Value on a consistent
basis,
buying several
No Money Down properties
every month with thousands
of pounds of equity locked into them,
and producing me a positive cashflow.
The rate of my success has alarmed
even me! I don't claim to
have a portfolio of hundreds of properties within two months
of having started. I do however have extremely
powerful strategies that are producing
startling results!
In
just two months 80% of my offers were being accepted. And before
you tell
me my offers were too high, the highest offer I made was 80.25%
Below Market Value. And I'm operating in a region where the
British National Party having seats on the local council
is the rule rather than the exception!
I
don't wish to boast, but Estate Agents
don't even have these kind of offer acceptance rates -
and they're valuing properties
7-10% above the market value to get the business.
I
on the other hand was conducting myself according to the highest
ethical standards.

The
problem with the majority of property investors
is that they're hampering their own success by stubbornly
clinging to
once-conventional
methods to find good property deals - going through estate agents,
scouring the local rag, and gambling at auctions.
These
techniques are tired because everyone is using them and so
basing your property investment strategy on these techniques
is suicidal! They're
no longer
producing enough good deals for anybody other than dabblers.
I meet these
dabblers
all the
time
- they're
all heavily frustrated because they're
only able
to
find 1-2
very average
deals a year.
But
the market has now changed from a few years ago when you'd
just
buy a property and watch its value shoot up!
Back then, a property investor didn't even have
be skilled,
because they were buying
in
a frenzied
market!
It's only now that they realise they're coming
up short because they just don't have the strategies
to consistently source
great property deals in a
flattish
market.
After
attending their first seminars, newbie property investors are
often left banging their heads working out how to get started.
They start speculating, and buying property because they've
been
taught
to take action. But then find themselves at the mercy of interest
rate rises or adverse market conditions.
The
point they never quite get to is that professional
property investors make their money when they buy the property rather
than when they sell.
They spend a fortune on seminars only to realise that they've
never been taught to find great deals. They've only been taught
to rely
on other peoples' hand-me-downs.
If you don't feel it's still
possible to find great deals on a consistent basis,
you'll only ever find yourself dabbling. How will you
ever
be
able
to give up your 9-5 and become
a full-time property investor? Because you haven't
learned how to find these great deals here in the UK you
might consider joining the hordes investing
in property abroad!
You
might
start investing in Bulgaria, Brazil, Spain, Morrocco! But if
your boiler breaks down, you can't really just fly
over to Brazil to fix it! You can't vote in that country and
the locals who do vote resent absent foreign property investors!
You've
a language
that
you
don't understand, a legal system you don't understand, and you're
relying on these same local people to manage your property!
Don't
get me wrong - there's absolutely nothing wrong with investing
in these
countries, but expect your risk to skyrocket!
Surely the real answer would be first to work
out how to successfully invest in your own country?

are 15%, 20%, 25% below market value
